Annexe to listed house, home counties:

A two-storey annexe located within the grounds of a 17th Century Grade II listed house in a conservation area.

The proposed design is a linear scheme located close to the existing boundary wall to the North of the site. This linear approach maximises the space between the new annexe and the existing property, with a view to preserving the appearance of the existing house in its original setting as far as possible.

The annexe is entered on a half level from the North. The living, dining and kitchen areas are located on the upper ground floor level. The lower ground floor will be buried half a storey underground and will contain the two en-suite bedrooms that open onto a sunken terrace and the utility room. As the site levels rise from South to North, this architectural design decision allows the ridge line of the new annexe to be set no higher than the ridge line of the existing house, despite the rise in the outside ground level. The level of the lower ground floor of the annexe will be similar to the ground floor of the existing kitchen inside the house.

The form of the design comprises a hipped double pitched roof of forty-five degrees pitch, matching the house and the garage with a cantilevered flat gutter detail inspired by the existing flat roofed dormers.
